Begin with evidence on the furniture
Describe visible insects, spotting or shed material, and where it was found. Skin marks alone do not establish bed bugs. Include affected seating or other sleeping spaces if you have observations there.
Ask for the instructions first
Preparation should match the planned assessment or treatment. The EPA advises against moving items from an infested room into an unaffected one. Ask how belongings should be handled before carrying bags or furniture through the property.
Make the plan practical
Mention limited storage, difficulty moving heavy items or occupants who need help with preparation. Ask what needs doing before the visit and when rooms can be used afterward. Pet care and personal health questions need their own appropriate advice.
Agree the follow-up
Confirm the rooms included, how findings are recorded and how later evidence should be reported. For a managed or shared property, nominate a person to coordinate access and pass written instructions to occupants.
