Record what is newly noticed
When a room has been closed for a while, the discovery date is not necessarily the date activity began. Note where the evidence was found, when the space was last checked and whether anyone has seen a live animal.
Keep different clues separate
Chewed packaging, droppings and sounds are not interchangeable. Describe each location rather than deciding they all come from the same animal. Do not enter an unsafe roof space or open a wall to gather more evidence.
Include the storage buildings
A garage or shed may need its own access arrangement. List which structures have evidence and which simply need discussion. Ask whether the proposal includes entry-point assessment, monitoring, repairs or only specified indoor work.
Arrange a contact for later access
If you will be away again, agree who receives instructions and can provide access. Keep the scope and any repair recommendations in writing so later observations can be compared with what was actually assessed.
