Changed wood deserves a closer look

Describe the change without naming the cause

Give the position of any changed wood, discarded wings or mud-like tubes. Explain whether they were exposed during maintenance. Visible damage cannot establish the condition of hidden timber or prove which pest caused it.

Let identification guide the request

Winged ants and termites can be confused. An existing photo may begin the discussion, but an assessment needs to establish what is accessible and what the evidence means. Mention previous reports or known leaks.

Keep repairs separate from treatment

An inspection, a pest-control proposal and structural repairs are different requests. Ask who handles each task and whether further access will be needed before building work conceals the area.

Name any document you need

If a property transaction requires a particular report, provide its name and deadline before booking. Confirm document availability, follow-up and any warranty terms rather than assuming they are included in a routine visit.
